Notice of Sale Under Power Clayton County, Georgia Under and by virtue of the Power of Sale contained in that certain Security Deed given by Move of God Miracle Cathedral, Inc. ("Grantor") to Northeast Bank, as assignee of Wells Fargo Bank, National Association, as Trustee of the CF Southeast Trust 2011-1, as assignee of United Community Bank ("Lender") dated November 12, 2008 and recorded November 19, 2008 in Deed Book 9556, Page 656, Clayton County, Georgia official records, as re-recorded May 22, 2009 in Deed Book 9648, Page 475, aforesaid records, as affected by that certain Transfer and Assignment of Deed to Secure Debt dated August 18, 2011 and recorded August 23, 2011 in Deed Book 9998, Page 21, as further affected by that certain Assignment of Security Deed dated September 3, 2014 and recorded September 16, 2014 in Deed Book 10588, Page 609, aforesaid records, as further affected by that certain Amendment to Security Deed dated November 14, 2014 and recorded January 22, 2015 in Deed Book 10648, Page 217, aforesaid records, as further affected by that certain Amendment to Extend Security Deed dated March 13, 2018 and recorded April 9, 2018 in Deed Book 11282, Page 106, aforesaid records, and as further affected by that certain Assignment of Mortgage/Deed of Trust/Security Deed dated May 22, 2018 and recorded July 19, 2018 in Deed Book 11345, Page 177, aforesaid records (the "Security Deed"), conveying the property described below to secure repayment of (i) that certain Promissory Note dated November 12, 2008, payable by Grantor to Lender, in the principal amount of $510,000.00, together with interest thereon as set forth therein; and (ii) any and all other obligations, debts and liabilities, plus interest thereon, of Grantor to Lender, whether now existing or hereafter created (including any amendment, extension, modification, and renewal of any debt instrument evidencing same, the "Secured Indebtedness"), there will be sold at public outcry to the highest bidder for cash before the Courthouse door of Clayton County, Georgia (or at such other location as may be lawfully designated in Clayton County for conducting sheriff's sales and/or public foreclosure sales), within the legal hours of sale on the first Tuesday in July, 2019 (being July 2, 2019) the following described property located in Clayton County, Georgia, together with all improvements, personalty, fixtures, easements, hereditaments, rights, members, and appurtenances located thereon and described in the Security Deed (collectively, the "Property"): ALL THAT TRACT OR PARCEL OF LAND consisting of 8 acres located in the Southwest corner of Land Lot No. 238, 12th District, Clayton County, Georgia. The tract hereby conveyed is more particularly described as follows: BEGINNING at an iron pipe located at the Southwestern corner of Land Lot 238 of the 12th District in Clayton County, Georgia; (which point is the Common Corner of Land Lots 238, 239, 210 and 211 of said District) and, from said beginning point running North 00 degrees 20 minutes East along the Eastern line of Land Lot 239 of said District, County and State a distance of 829.71 feet to an iron pipe; thence running South 89 degrees 40 minutes East a distance of 420.0 feet to an iron pipe; thence running South 00 degrees 20 minutes West parallel to the Eastern line of said Land Lot 239 a distance of 829.71 feet to an iron pipe located on the Northern line of Land Lot 211, said District, County and State; thence running North 89 degrees 40 minutes West along the Northern boundary line of said Land Lot 211 a distance of 420.0 feet to the iron pipe located at the Point of BEGINNING. LESS AND EXCEPT: ALL THAT TRACT OR PARCEL OF LAND located in the southwest corner of Land Lot 238 of the 12th District of Clayton County, Georgia and being more particularly described as follows: BEGINNING at an iron pin located at the southwestern corner of Land Lot 238 of the 12th District of Clayton County, Georgia; (which point is the common corner of Land Lots 238, 239, 210, and 211 of said District); thence running north 00 degrees 20 minutes 00 seconds east along the eastern line of Land Lot 239 of said District, a distance of 597.49 feet to an iron pin set; thence running north 86 degrees 14 minutes 20 seconds west a distance of 111.34 feet to a point; running thence northerly along an arc of a curve a distance of 187.77 feet, said arc being subtended by a chord bearing north 48 degrees 30 minutes 44 seconds west, having a radius of 172.91 feet, and a chord distance of 178.68 feet to an iron pin set; thence running north 14 degrees 56 minutes 43 seconds west a distance of 199.07 feet to a point; running thence northerly along an arc of a curve a distance of 164.26 feet, said arc being subtended by a chord bearing north 51 degrees 34 minutes 37 seconds west, having a radius of 137.76 feet, and a chord distance of 154.70 feet to an iron pin set; running thence north 00 degrees 17 minutes 59 seconds east a distance of 185.77 feet to an iron pin set; running thence south 89 degrees 40 minutes 03 seconds east a distance of 420.00 feet to an iron pin found and the POINT OF BEGINNING. The Secured Indebtedness has been and is hereby accelerated and declared due because of, among other possible events of default, failure to pay the Secured Indebtedness as and when due and in the manner provided in the instruments evidencing the Secured Indebtedness and Security Deed. As the Secured Indebtedness remains in default, the sale will be made for purposes of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (written notice of intent to collect attorney's fees having been given). Said property will be sold subject to any matters of record superior to the Security Deed, including without limitation, (a) outstanding ad valorem taxes with a senior lien priority to the Security Deed (including taxes which are a lien, but not yet due and payable), (b) any matters which might be disclosed by an accurate survey and inspection of the property, and (c) any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, or other matters of record superior to the Security Deed. To the best knowledge and belief of the undersigned, the party in possession of the property is the Grantor or a tenant or tenants claiming through them.
