NOTICE OF SALE UNDER POWER Under and by virtue of the power of sale in that certain Deed to Secure Debt from Sarah Lee Hang Tran, to Harmony Capital found at Deed Book 11204 Page 642, Clayton County Records and recorded on September 18, 2018 in the principal amount of $23,500.00 with late payment interest at the rate specified therein, and because of the default in the payment of indebtedness secured by said Security Deed, Harmony Capital, LLC having declared the entire amount of said indebtedness due and payable pursuant to the power of sale contained in said Security Deed, will on the first Tuesday of October 2019, during the legal hours of sale, at the courthouse door of Clayton County, Georgia, sell at public outcry to the highest bidder for cash the following property described in the said deed to wit: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOT 244 OF THE 5th DISTRICT OF CLAYTON COUNTY, GEORGIA, BEING LOT 5, BLOCK H FLINT RIVER ESTATES SUBDIVISION, UNIT 3, AS PER PLAT RECORDED IN PLAT BOOK 12, PAGE 108, CLAYTON COUNTY, GEORGIA RECORDS, WHICH PLAT IS INCORPORATED HEREIN AND MADE A PART HEREOF BY THIS REFERENCE. David Dick is the individual who has full authority to negotiate, amend and modify all terms of the security deed. The property is being sold subject to: (a) any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable); (b) any outstanding Georgia Department of Revenue liens (c) unpaid water or sewage bills that constitute a lien against the property whether due and payable or not yet due and payable and which may not be of record; (d) the right of redemption of any taxing authority; (e) any matters which might be disclosed by an accurate survey and inspection of the property, and any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
